Sandy Homes Live in Different Weather
At around 1,000 feet, Sandy gets real winters — more rain than Portland, actual snow most years, and freeze-thaw cycles the rest of the metro mostly skips. Houses here wear differently, and we inspect for it:

Sandy is really two housing markets: the older homes near downtown, with the wiring, plumbing, and sewer laterals of their eras, and the newer subdivisions on the edges of town, where the findings are construction shortcuts instead of aging systems. New homes have defects too — different ones, and a builder's one-year warranty is only useful if someone documents the problems before it expires.
