Boring's housing runs the full range: early-1900s farmhouses that have been added onto four times, mid-century homes on big lots, small farms and nursery properties, and newer custom builds tucked off Highway 26. Most share a few things a city tract home doesn't have — private wells, septic systems, outbuildings, and decades of owner-done projects. Those are exactly the things that reward a slow, thorough inspection.

What We Focus On in Boring

• Well water testing — Oregon law (ORS 448.271) requires well testing when a property with a domestic well is sold. We can collect the sample during the inspection and coordinate the certified lab analysis — one visit.

• Old-farmhouse fundamentals — foundations that predate codes, knob-and-tube era wiring hiding behind newer panels, plumbing that's been "updated" three different decades, and additions with their own personalities. Old homes aren't bad buys; they're buys that deserve a hard look.
